Hello Homi – the Town’s Zoning Bylaw currently has both a maximum number of storeys permitted, as well as a maximum height permitted in all of its zones.
Much of the height problem has to do very tall ceilings. Suggest 3 stories for tall ceilings and 4 stories for lower ceilings with under ground parking lots.
Hi Colin, most of Sidney is zoned for 2, 3, or 4 storeys (downtown is generally 4). However the Town also has a Downtown Local Area Plan (as part of the current community plan) that suggests 5 and 6 storey buildings might be considered by Council through a variance process, which the previous council did twice (just beside Town Hall).
Are there any recent buildings you’ve seen that you like? Post a picture if so!
Maybe a height restriction is preferable as opposed to a “4 storey” restriction. Otherwise the first floor with businesses tends to have 20 foot ceilings and the 4th. floor with the luxury flats tends to have 15 foot ceilings.Is the present council thinking of using the variance process again?
