It seems so simple but; the price would be high. It would need a pumping station for the school area, volume would be low and may cause ongoing problems, some of the cuts would be very deep, and useful areas for subdivision are sketchy. Also any subdivisions above the Hop Farm are depending on low lot prices and my guess is that the developer would not want to carry the entire cost of extension.
